    Sixty-six people moved to Bexar County every day from summer 2016 to summer 2017 according to the US Census Bureau statistics just released! For any of us who drive in the San Antonio area every day, we know our city is growing by leaps and bounds.  The actual numbers are staggering….Bexar County gained 30,831 new residents from 2016 to 2017 for a 1.6 percent population increase. With 1,958,578 residents at the end of last year, it was the U.S. county with the 6th largest population increase.

    Housing supply is low and demand is incredibly high.  Builders cannot put homes up fast enough.

    This is just one of the reasons why it is a great time to sell a house in San Antonio.  The anecdotes are too many to mention. I just listed a home I helped clients buy in the NE part of the city just two years ago in the $150k range.  We went under contract immediately at above asking price in the mid 190s with only a roof replacement as an improvement.  Wow.  Buyers are in knock-out, drag-out multiple offer situations in in some price points have to resort to begging through letters and family photos to gain an edge.

    This doesn’t mean that all houses or properties sell immediately.  Sellers still need to get homes show ready, market effectively and price the property just right.  That is where an experienced agent is invaluable.  Appraisals are a challenge and statistical arguments can help earn value in an appraiser’s eyes. Honest, clear and quick communication with buyers’ agents is also important.  In this kind of market homes and land go stale almost after the first 30 days if they are over-priced or have not done the right things to attract showings.
